3rd Street

Sidewalk complete and base prep at corners installed.

Front landscape area sodded

Union Street

Installation of PECO gas and electric conduit, Verizon conduit and Comcast conduit and trench back fill complete, including sections of conduit to meter locations at lots 8 through 13, including loop to 3rd and 4th complete but not energized.

PECO transformer set Union northside and Yarnall.

WDC projects sewer installation to commence before end of the month.

4th Street

PECO Infrasource gas and electric conduit installed to meter locations including PECO transformer at 4th and Jeffery.

Verizon and Comcast conduit installed to electric meter location.

Conduit back-fill and compaction complete.

Storm sewer front roof and garage roof to sewer stub under garage in progress.

WDC projects sidewalk to commence next week.

Jeffery Street

Sidewalk 3rd to Union installed with exception of corners.

Yarnall Street

Curbing installed with exception of Union Street corners and Yarnall Street restoration.

Trees

WDC provided CEDA with tree selection list, planting will be in the Fall.

WDC to confirmed locations with City Enginner and Ambric to avoid conflict with utilities.

Fence

WDC to review fence type and location with Chester L&I and Fire Department.

HOUSES

Homeowner manual

WDC to prepare homeowner manual including maintenance item guidance.

Lot 1 through 7

Kitchen cabinet installation in progress.

Homowner settlement on 2 lots end of May, and 5 lots in June.

Lot 8 through 13

Porch end gable siding installed without 15# bit felt or house wrap base, and no end gable trim board. Trim at gable showing water damage and fastner stains.

Bathroom exhaust fan vent installed in attic space without supports, vent sagging to dip over rear right bedroom closet providing an oppertunity for warm moist air from bathroom condensing in vent through cold attic and pooling at low point. WDC to provide hanger straps to provide slope without dip and confirm correct support condition in all 26 units.

Lot 14 through 19

Porch end gable siding installed without 15# bit felt or house wrap base, and no end gable trim board. Trim at gable showing water damage and fastner stains.

Rear concrete pads in progress garage and patio doors, (no mechanical tie to house foundation wall, soil may not be fully compacted)

Lot 20 through 26

Lots 20, 21, 22, 23, 25 & 26 homeowner moved in.

Substantial Complete Certificate and punch list issued, copy available by request in comment section.
